That leaves about 80 percent of the main electrical service unused. Pacific on Veterans is already fully electric — heating, hot water, ranges and dryers — so that spare capacity is genuinely available for new loads like EV charging, not spoken for by a future gas conversion.

The measured whole-building peak was recorded on January 6, 2026 at 6:00 PM — a winter evening, exactly what you'd expect for an electrically heated building. That hour drew 34.389 kWh; multiplied by the 1.25× safety factor required by TSBC IB-EL 2023-01 Rev. 2, it gives the 43.0 kW design peak. Across ten suites that's about 4.3 kW each — an ordinary figure for a fully electric building. The spare is large not because the building runs lightly, but because a 600 A three-phase service is generous for ten suites. That headroom is real and available.

    Everything already runs on electricity — and it all fits easily.

    There is no natural gas service at this property. Every one of these loads already sits inside the measured peak, so nothing is waiting to be converted.

    A note on the numbers: these are the loads identified at the site visit — not a breakdown of the 43.0 kW measured peak. Loads cycle and rarely coincide, which is why the whole building's busiest hour is far below the sum of its equipment.

    If every scenario happened at once

    EV charging at every unit plus a full heat pump retrofit together add 54.6 kW — and the service still holds 118.5 kW spare, 54.8 percent of capacity. Pacific on Veterans can do all of it without any upgrade to the electrical service or the building distribution equipment.

    Installed in 2012, and in good condition throughout.

    The main disconnect, meter centre, house panel and suite panels are all Siemens equipment installed with the building — observed with no rust, water staining, damage or signs of overheating. No upgrades or modifications to increase capacity are required or recommended.
